MULTIPLE BIDS FOR WEST VILLAGE APARTMENT

A rather nice apartment with a large terrace located at 99 Jane Street, designed originally by CookFox architects to be a rental building, came on the market last week for $8 million. By the end of the week, a contract was signed after multiple bids for shy of $10 million……about 25% over the asking price…..for a 2,000sf (around $ 5,000/sf)apartment in a 15 year old building with limited amenities and a lobby in need of renovation. This has to be a certain indicator that the West Village has staying power and that the record prices we achieved at 150 Charles Street earlier this year were not because of some gimmick or tacky sales ploy. Today’s article in the New York Times about the multiple $50m+ mega-mansions in the West Village combined with the heated activity at the Rudin’s Greenwich Lane fuels the concept that the West Village has become the most desirable neighborhood Downtown, if not all of Manhattan.
